The transformation of two Victorian houses into elegant luxury homes.

Complete Refurbishment

These two large 4 storey houses in Ballsbridge, Dublin required a complete refurbishment and restoration.

Luxury Restoration

The two houses had been laid out as rental apartments.  Over the years the pair of stately red-brick houses had received no investment and therefore had fallen into disrepair.

The new owner set about undertaking a mammoth refurbishment and restoration of the two Victorian houses.

The challenge for Architects Brazil & Associates was to produce a design for each structure to reflect the luxury associated with the location.

 

Transformation

The project brief from the client was to leave no stone unturned in each structure and use only the finest quality products to create properties of a calibre which would be unrivalled in Dublin’s exclusive property rental market.

Both properties were stripped back to bare fabric.  This allowed the insertion of structural improvements which would support the upgrading of every aspect of the houses to modern luxurious standards.

The zinc roofed extensions are surrounded by Carlson windows.

Upgrading to Modern Standards

Traditional sash windows were upgraded to modern standards, insulation was installed throughout and full mechanical and electrical systems including underfloor heating beneath stone tiled floors and hand-finished oak floors were installed.

Brazil Associates transformed them into elegant luxury homes with a floor area of approximately 5,500 sq. ft.

Each of the houses has large reception rooms on the upper ground level, with high ceilings and beautiful chandeliers. The lower level accommodates a generous kitchen, dining and family room and the upper levels house 5 bedrooms and numerous en suites.

Attention to Detail

The house has been refurbished to what the owner describes as “London standards”.

The standard of finish and attention to detail is second-to-none.

The property’s facade has been restored and enhanced by the developer’s architect, Paul Brazil, and builders Whelan and O’Keeffe.

Carlson supplied the double glazed Timber Windows and Doors.

Sound Insulation

Considering the home’s position on the relatively busy Merrion Road, there is one factor unexpectedly absent – traffic noise.

This was achieved through the installation of specialist energy-efficient glazing and insulation during the refurbishment.
